Whether you’re booking through our website (www.madestays.com), www.airbnb.com, www.vrbo.com, www.booking.com or any other platform, these Terms are binding.

SecureStay Booking Guarantee: Your security and satisfaction are paramount to us. We’ve designed the SecureStay Booking Guarantee to ensure that every guest enjoys a seamless and transparent experience from booking to stay. The guarantee encompasses:
Payment Security: Your payments are held securely and are only processed after you’ve successfully checked into the property and confirmed your satisfaction. This mechanism ensures you pay for exactly what you see, with no unpleasant surprises.
Multi-layered Verification: Every booking undergoes a comprehensive multi-layered verification process, significantly reducing the risk of digital deception and ensuring the authenticity of each transaction and guest information.
What You See Is What You Get Guarantee:
– We vet property details, from photos to descriptions, rigorously. The property you book is exactly what you’ll encounter.
– Report discrepancies between property descriptions and the actual property within 2 hours of check-in.
– We’ll aim to rectify any issues immediately. If unable, guests can opt for a full refund or an equivalent or better alternative accommodation.
Guaranteed Amenities Pledge:
– Expect every listed amenity upon arrival.
– If a listed amenity is missing or not operational, inform us within 4 hours of check-in.
– We pledge to replace or repair the amenity within 24 hours of notification. If we can’t, we’ll refund 20% of that night’s rate.
We accept Wire Transfer, Wise, Paypal, Stripe, Square, Apple Pay, and major credit cards. Payment is due immediately upon reservation confirmation. A 3% card processing fee will apply. Wire transfer incurs no additional fees.

Payment Confirmation: Upon processing your payment, we will provide a confirmation receipt, reassuring you that your transaction has been completed successfully.
Transparent Pricing: All costs, including potential additional fees or taxes, will be communicated clearly. There won’t be any last-minute surprises.
Contact Information: Should you have any concerns or queries regarding your payment, we’re always available. Our contact details are provided in all our communication channels for easy access.
– A security deposit may be required upon check-in, refundable post-stay upon inspection for damages or violations of these Terms. Before every check-in, a comprehensive inventory check is conducted on the property. This ensures everything is accounted for and in order. Guests are required to report any existing damages, malfunctions, or discrepancies within 4 hours of check-in. Failure to do so will be taken as an acknowledgment that the property was in the stated condition upon arrival.
– Check-in begins at 3 PM.
– Check-out is strictly by 11 AM. Overstays will incur additional fees.
– Provide your estimated arrival time in advance to facilitate a seamless check-in.
– Cancel within 48 hours of booking or at least 14 days before check-in for a full refund.
– Cancellations between 7 and 14 days before check-in result in a 50% refund.
– Cancellations within 7 days of check-in are charged 100%.
– No-shows are deemed as cancellations without notice and aren’t refundable.
– Flexible Credits Option: We understand that circumstances can change, and we want to make your experience as flexible as possible. If your plans evolve, you can choose to cancel your reservation and receive credits for a future stay with us.
– Force Majeure Cancellation Policy: Cancel penalty-free for unforeseeable circumstances, including:
– Only adults aged 18 and above can make the booking. Guests of all ages are permitted to stay at the premises.
– The number of guests at booking should align with check-in numbers. Non-compliance may lead to a £2000 fine or removal.
– Pets are strictly prohibited.
– Register all guests through our GuestInfo Portal.
– No smoking (£1000 fine per occurrence).
– Large gatherings, events, and parties are strictly prohibited.
– No unauthorized parcel deliveries. Non-consented deliveries will be discarded.
– Respect the 11 AM check-out time (£50/hour for late check-outs).
– Lost keys result in a £100 replacement fee.
– Maintain property decor, avoid illegal substances, and ensure cleanliness.

Inventory and Reporting: Before every check-in, a comprehensive inventory check is conducted on the property. This ensures everything is accounted for and in order. Guests are required to report any existing damages, malfunctions, or discrepancies within 4 hours of check-in. Failure to do so will be taken as an acknowledgment that the property was in the stated condition upon arrival.
Dispute Resolution Process: If damages occur during a guest’s stay, the following procedure will be initiated:
Evidence Submission: Both parties (Madestays Limited and the guest) will be required to provide evidence regarding the alleged damages. This might include photographs, receipts for repairs, or any other relevant documentation.
Evaluation: The submitted evidence will be evaluated objectively. We might also consult external experts for assessments, if necessary.
Decision: Based on the evaluation, a final decision will be made. This decision will be binding, and necessary reparations or reimbursements will be processed accordingly.
Note: Our aim is to provide an unbiased and fair resolution to all disputes.
We’re not liable for on-premises accidents, injuries, or property loss. Guests use the property at their risk.
